Collection of Commercial Rent Arrears

Dukes Bailiffs Limited has over 17 years experience in enforcement, with 2 regional offices and 30 enforcement officers.

Dukes’ expertise in the recovery of commercial rent arrears is unrivalled in the industry. Regular and consistent rent payments are critical to the success of your business. Dukes’ believe the key to successful commercial rent collection is to take action as early as possible if you suspect your tenant may be in financial difficulties. They offer a rapid response service on instruction – the same day in some cases – with typically 90% of arrears collected on the first visit.

The Distress for Rent Rules 1988 allows you to instruct bailiffs to recover commercial rent arrears without the need for a court order. Providing there is an existing tenancy agreement (or a previous one in place that has expired) you can take recovery action as soon as the rent payment is at least 1 day in arrears. Upon receipt of your written authorisation, the bailiff is empowered to act on your instructions thus eliminating the need for lengthy court applications and litigation. There is no commission charge or fee to the landlord, agent or solicitor as the tenant pays the bailiff costs.

Dukes aim to collect unpaid commercial rent arrears quickly whilst maintaining your landlord/tenant relationship.
